Growing the community land trust movement towards affordable homeownership with healthy materials in focus

Homestead’s Phinney Ridge Community Land Trust is a 5-story mixed-use building with 19 permanently affordable homes, 9 market-rate homes, and ground floor live/ work space located in the busy Phinney Ridge neighborhood. The homes are for-sale condominium flats. The permanently affordable condominiums will be sold to households with incomes at or below 80% of area median.

One of the core goals for this project is to design and construct a building using high quality materials that promote healthy spaces for people and minimize negative impacts to the environment. The simple massing and straightforward construction of the building is an effort to offset the higher cost of the higher quality and healthier materials. Facades were offset to maximize FAR, provide views and light for the units and respond to neighboring properties to the North and South.

One challenge for this project was gracefully incorporating parking and amenity areas in a 100 ft x 100ft urban site.

Construction to start in the 1st quarter of 2024.
